HEATHER HOUSE CONDOMINIUM ASSOCIATION – March 18, 2026 General Meeting

Call to Order at   7:00 PM

Roll Call: Janet Sassano, Denise Healy, Steve Papp and Ken Lineman.  Liddy Tuleja was absent.

February 2026 minutes approval – Dolores Cipolone and Helena Volansky

Treasurer’s Report:               
Reserves         $  56,535.43

Old Business – from February 2026

• Frozen Pipe Update:  We just received the insurance check to begin the repairs in the areas affected by the water damage on January 24, 2026.
• Inspections:  Scheduling has begun for our annual building inspections.
• Kipcon:  As recommended by the Kipcon representative, to prevent rusting, the ceiling pipes in the basement are being painted.  The painting will be done by summer.
• From Comments in February:
  • Concerns by the trash removal team regarding disposal of trash. An instruction sign will be placed in each trash room as well as being attached to the March minutes.
  • Fire safety program may be presented in the spring.
  • A resident explained the positive benefits to having a group text for building emergencies.

New Business – March 2026

• Gutter cleaning:  Gutter cleaning is being scheduled.
• Balconies:  Please remove objects (brooms, empty containers, unused items, wind chimes, etc.  Appearance of our building is an indication of positive maintenance inside and out.
• Building Inspections:  Independent Alarm will test the alarms on Thursday, March 26^th between 8:30 AM and 1 PM.  Induct will do their annual duct work cleaning on Monday, April 6^th.  The laundry rooms will be closed from 8 AM to Noon. Notices will be posted.
• Water Damage:  Repairs of the various areas damaged by water on January 24^th have begun.  The new generator has been ordered and will hopefully be in place by early April.
• Pool:  Steve Papp gave a summary for the 2026 pool season.  All volunteers for the “Pool Squa” can put your name, unit and phone number in the condo box.
• Friendly Reminder:  Recently, spilled coffee was evident in the entry lobby.  If you spill, drop any liquid or food, please clean it up.  Thank you.
• Welcome:  Congratulations to Shani and Daniel Melihan on the birth of their baby girl Jade.
• Comments:
  • There was a discussion for having a group text.
• Next Condo meeting:  Our next meeting will on the third Wednesday, April 15^th at 7:00 PM.
