General Condo Meeting – April 14, 2021

Old Business
- Bulk Items: Information and directions for removing bulk items via the Township, were given to every resident.
- Amazon: The Amazon entry system is working. Denise has been in contact with an Amazon rep. Their drivers will be instructed to use the entry code system. Amazon Prime packages should not be left in the mailroom lobby.
- Lobby and Mailroom floors: PermaFloor replaced the lobby and mailroom floors on Sunday, March 28. The cost to remove and replace was $4,900.00. A special thank you to Haddon Township Fire and Police departments and Ed Kalesse.
New Business
- Painting: Preparation/painting of the third floor, (baseboards, walls, unit doors), will begin by the end of April. The third floor residents will receive information prior to the start date.
- Parking Lot: We are waiting for the utility companies to do their surveillance. Then, weather permitting, Charles, from Asphalt company, will give us a start date, which will then be given to all residents. Notice will be given to residents needing to move their cars. Lines and numbers will be painted when the asphalt is completed.
- Pool: The pool will open on Friday, May 28, of Memorial Day weekend. Pool packets will be distributed to residents later in May. As in prior years, there will be a charge to non-residents, $5 a day, $50 for a summer pass.
- Mailbox update: Now that the floors and painting of the left side of the mailroom lobby, we will order the mailboxes and contact the Post Office for approval. Residents will be notified of the installation date since it will require holding all mail for 1-2 days.
- Inspections: Fire alarms were tested on Friday, April 16th at 9:00 am. Lucy Macdonald is coordinating the inspections for 2021.
- Thank you to all residents for wearing masks, etc.
- Comments/Issues:
- Question regarding the interest percentage of roof loan (5.25%) and payment schedule, which will vary but, all should be paid by July 1, 2023.
- Gloria Fitzgerald thanked the Board for all their work.
- Discussion on the placement of the flyer ads was tabled.
- Walt Hoyer made a generous donation to the Decorating Committee. Gloria accepted it with appreciation.
- Gloria, representing the HHCA Decorating Committee, shared the following:
- A live tree will be placed in the empty corner by the back doors in the lobby. They have researched variety suitable for indoor connditions.
- In the mailroom lobby, realtor lock boxes will be placed in a covered shelf. The design will be done by the Decorating Committee.
- Next Board meeting will be Wednesday, on May 19that 7:00.
