HHCA General Condo Meeting – April 19, 2023
Call to Order at 7:01
Roll Call: Janet Sassano, Denise Healy, Steve Papp. Dennis Bush has resigned after almost 3 years of service. Thank you Dennis. We welcome Gloria Fitzgerald to the Board.
Approval of March Minutes: Minutes were approved by Board
Treasurer’s Report:
Reserves $ 42,750.75

Old Business – from March 2023
- By-Laws: The Nuisance By-Law has been filed with the County. All owners will be given a copy with the April minutes.
- Kitchen drains: Cleaned on March 17th. Next cleaning should be on June 17th.
- Lobby: No private parties will be permitted in the lobby. Only the Heather House Christmas/Holiday party may use the lobby.
- Laundry Room: Caldwell & Gregory will be in touch with HHCA as soon as there is an installation date for the new washers and dryers. Residents will be notified when we get the date.
New Business
- Pool: In preparation for the opening of the pool, Aqua Master Pool & Spa will empty the pool, install new drain cover and the pool acid will be washed. Then the pool will be refilled. HHCA is still working on contracting a new pool service. As in years past, a pool committee made it possible for a successful pool experience. We need a pool committee to open the pool. Steve Papp will be running the committee.
- Concrete repair: Concrete repair work, as needed, will be done over the next few months.
- Tree Trimming: Branch trimming and tree shaping will be scheduled in May.
- Annual Inspections: Certain inspections have been completed. Other inspections will be done by Haddon Township’s annual building inspection by the Fire Marshal will be in June.
- New Building Keys: Entrance keys will be replaced in May. All owners will get 2 keys. The Board will have extra keys for sale at a cost of $2.00.
- Welcome to new residents: Please welcome new residents Elizabeth Riley in Unit 39 and Debra Ezekiel in Unit 20.

- A resident, with fabulous skills, fabricated the missing letter “S” on the Heather House sign on the Rite Aid side of the building and it was installed. Thank you for his time in doing it.
- We had some growing pains with our new compactor. Thank you to the residents who contributed their time and talent to fine tuning its operation.
- May meeting: Our next meeting will be on Wednesday, May 17 at 7:00 PM.
