Call to Order at 7:00 PM
Roll Call: Steve Papp, Denise Healy and Janet Sassano
Approval of November Minutes: Bob Volansky and Delores Cipolone
Treasurer’s Report:

Old Business – from November 2024

- Budget: Bill Rotella, HHCA’s accountant, presented/answered questions on the 2025 budget.
New Business – December 2024

- Budget: The Board presented the 3 percent increase for the 2025 budget. As previously explained by Mr. Rotella, increases in operating costs and inflation, necessitated increases in condo fees. We cannot predict future condo fee amounts. The 2025 budget passed by a majority of those present.
- Gutters: Gutters are scheduled to be cleaned in January.
- Drains: Kitchen drains were cleaned on Friday, December 13th. Please do not throw grease down your drain.
- Trash Room: Remember, pizza boxes are not recyclable. Pizza boxes should be cut up, put in a plastic bag, then, thrown down the chute. Also, any large plastic bin/container is your responsibility to remove. It cannot go into the building’s recyclable bin.
- Christmas Party: Please join us in our lobby on Saturday, December 28th, from 5 to 7PM, to enjoy our annual Christmas Party.
- Comments:
- A resident said it was difficult to discard trash in the first floor trash room, due to the height of the opening to discard trash. A shared discussion followed with possible solutions. A wide step is now in the trash room. We will see if this addition will provide easier access to the opening.
- A resident asked what could be done to handle the noise from ongoing construction work coming from another unit. The board will address this issue.
- January Meeting: Our next meeting will be on Wednesday, January 15th, at 7 PM.
