HHCA General Condo Meeting – February 15, 2023

Old Business – from January 2023
- Waste Removal: We have signed a contract with a waste removal company. The start date will coordinate with the installation of our new compactor.
- Compactor: A contract was signed with NES to replace our trash compactor. Notification will be given when the installation date is confirmed.
- By-Laws: Wilson, our HHCA attorney, informed us of the value of adding a monetary consequence to the nuisance section in our By-laws; and the process of adding this addendum.
New Business
- By-Laws: The addendum to the By-Laws, was approved by the Board of Trustees. An “affirmative vote of voting members not less than ¾ of the total vote of the unit owners” is required for passage. The Board recommends the approval of this amendment. Please vote on the attached proposed amendment to the By-Laws. All ballots must be returned by March 1st, 2023. Please return the ballot to the condo box.
- PSE&G: On February 1st, all 63 units in Heather House were converted to smart meters.
- Laundry: A new contract was signed with Caldwell & Gregory, the owners of the equipment. At no cost to HHCA, new washers and dryers will be installed, tentatively, in April. There will a 25-cent increase to use the machines. Information on laundry cards will be given when we have it.
- Valentine Day: Thanks to the residents of HHCA who enjoyed the party. Also, for their help in setting/cleaning up in a timely manner.
- June Condo Meeting: June meeting will be on Wednesday, June 14th, Flag Day.
- Comments:
- The nuisance amendment will not be applicable due to an unplanned medical event or emergency.
- A comment on the 2022 budget was corrected with accurate information.
- Rosemarie Chambers announced to the Board and residents that she and others were giving a farewell party to Sherri Becker on Friday, February 17th, in the lobby, from 5-7.
- Welcome to our new resident, Adele, unit 2
- March meeting: Our next meeting will be on Wednesday, March 15 at 7:00 PM.
