Individual Unit Owners
All maintenance and repairs needed inside your home are your responsibility.
Any contractors hired to carry out these duties should be licensed and residents should notify the Board.
You are responsible for the upkeep of your interior walls and floors, doors, patio doors and screens. Installation, maintenance, and proper usage of all personal appliances such as refrigerators, stoves, exhaust fans, garbage disposals, and dishwashers are also the owner’s responsibility.
Any structural change must be Board approved. Wall air conditioning units are the responsibility of owners, along with your condo’s heating fixtures, thermostat, electrical panels, outlets, light fixtures, and wiring.
You must also maintain your own plumbing and associated fixtures. To avoid plumbing problems it’s best to install a garbage disposal and use it as directed. Do not pour grease down your drain. Most importantly, do not flush any type of “wipes” down the toilet. NO type of wipe is “flushable”, and will clog the pipes. Following these simple guidelines will greatly reduce your plumbing repair costs.
No contractor may access the building’s main water valves located in the first floor walls and ceiling without talking to the Board. These valves involve turning off the water. This will impact other residents’ water use, and they must be notified by the Board of the work to be done.
Contractors may not access any 1st floor plumbing panels or the 3rd floor attic crawl spaces without getting approval from the HHCA Board of Trustees. Contractors must supply, in writing, why they need access.
Waterbeds are not permitted due to the risk of water damage.
Balconies and Patios
Most units have a balcony or ground-floor patio. Balconies are not to be used for storage of personal and household items, or for hanging laundry. Keep potted plants in dishes large enough to collect excess water. Out of season gardening items must be stored in a covered container(s).
All outdoor furniture must be secured to prevent wind from blowing them off and causing injury or property damage to others.
No items may be hung or attached to the underside of the balcony above yours.
Gas grills are not permitted.
You are responsible for repair and replacement of your balcony’s door. Replacement doors must be uniformly white with non-decorative glass or inserts and the Board must be notified.
Please be aware that bad weather may warrant securing your outdoor furniture. This will prevent damage to other units.
