Old Business
  • Plumbing: Neel Plumbing is scheduled to clean outside underground gutter drains ASAP
  • Social Distancing: Requesting all residents to maintain social distancing, wear a mask/gloves in the building. See vote in New Business.
  • By-Laws Compliance: In response to resident’s concerns, our yearly budget includes Budget items, as well as Capital Expenditures. These include maintenance, upgrades and improvements and are not subject to Exhibit C, page 14, para (s).
  • Question from a resident about trees along Cuthbert Blvd: These trees are handled by the county. We have no input.
  • Camera installation: Cameras on the 2nd and 3rd floor have been installed. The Pool side lower parking lot will be done on July 2nd. Cameras are not monitored on a daily basis and are only in public areas.
  • Mailboxes: Have been postponed
  • Alarm testing: Independent Alarm tested Fire Alarms on June 9th and we passed.
New Business
  • Year-to-Date Budget: Posted on the Lobby Bulletin Board
  • Pool: The pool is closed for sunbathing/swimming until sometime after July 4th. When the water testing is acceptable, the Pool will open.
  • Lobby decorating committee report: New furniture is ordered. Current pieces, except for sofa will be donated. Contact Gloria if interested.
  • 2020 Inspection: All yearly inspections completed except for Haddon Township Fire Inspection which is due in September.
  • Memos: Only memos/notices approved by the Board can be distributed to the residents.
  • Baseboards and Flag: Bleeding of the baseboards and flag discussion are tabled until Fall.
  • Parking Lot: repairs scheduled for Fall.
  • Reminder: By-Laws do not allow any signs in or outside windows, or in common areas.
  • Grill at Pool : Master Deed and By-Laws state no flammable objects, like a grill, may be on HHCA property or balconies.
  • Sliding Door: Owners responsibility
  • Side Entry Floors: New flooring and baseboards in the side entries and elevator ate being scheduled.
  • Tree Branch: Tree branch hanging (caused by storm) outside Unit 50 will be handled.
Suggestion Box:
  • It is resident’s responsibility to use their wipes or spray as needed for own protection on doorknobs and elevator.
  • Ed Kalesse will adjust the outside lights to a later time.
  • Outside noise/voices and resident’s gathering in lobby (parties, etc.) are disturbing residents in their home. Common areas in and around the building are not for recreational use.
  • Concern about residents not wearing masks was addressed. A vote was taken to require all residents, visitors and vendors to wear a mask in all common areas of the building.
    The overwhelming majority agreed, and signs will be posted.
Comments from Residents:
  • Painting and rugs – Discussion was held and painting of 2nd floor will be done before rugs are laid.
  • Helena has masks: If you need one, see Helena in Unit 48.
  • Tree Issue outside Units 3 and 4: Tree is blocking the view of units 3, 4, 23 and 24. Board is considering the removal of that tree.
  • Request for port-a-potty at the pool.
  • Request for more plantings of flowers.
  • Request to continue building our reserves.
  • Laundry room’s early closure was addressed.
  • Questions regarding roof assessment by monthly payees was raised. Those requesting an update on their payments have been addressed.
  • Request for pool to be open from 8 – 10:00 PM for social gathering was taken under advisement.
  • Concerns and Questions: Please put any concerns or questions you have in the suggestion box and the Board will address them.
