HHCA General Condo Meeting – March 15, 2023

Call to Order at 7:01 PM

Roll Call:  Dennis Bush, Steve Papp, Denise Healy and Janet Sassano

Approval of February Minutes: Minutes were approved by Board

Treasurer’s Report:

Old Business – from February 2023
  • By-Laws: The nuisance addendum to the By-Laws, was approved by the Board of Trustees.  Residents then voted their approval. Amendment was given to the lawyer for filing with the county. Residents will get a copy to add to their By-Laws after filing.
  • PSE&G: On February 1st, all 63 units in Heather House were converted to smart meters.
  • Compactor:  New compactor was installed on Friday, March 3rd.  Thank you for your cooperation during the installation while the trash chute was out of commission.
  • Laundry: A new contract was signed with Caldwell & Gregory, the owners of the equipment.  At no cost to HHCA, new washers and dryers will be installed, tentatively, in April. Residents will be notified when we get an installation date.
New Business
  • Drain cleaning:  As mentioned in the Odds and Ends, kitchen drains will be cleaned this Friday, March 17th, starting at 8:30 am.  Notices will be posted.
  • Lobby: After a comment by a resident about the usage of the lobby for parties, the Board of Trustees agrees that the lobby is not to be used for parties.  In the future the lobby may not be used as a community room.  No parties, private or public, may be held in the lobby.  All events should be held in the residents’ unit.  The only exception will be the annual Christmas party, sponsored by the Board of Trustees.
  • Trash: Please remember to break up all cardboard and pizza boxes into a flat size when placing them in the trash rooms.
  • Welcome to new residents: Kristine in Unit 32 and Debbie in Unit 45.
  • Comments:
    • There were no building issues presented by residents.
  • April meeting: Our next meeting will be on Wednesday, April 19th at 7:00 PM.
  • Patrick’s Day: Bart and Denise Healy will be putting Leprechaun sweet treats in your milk box, outside your door, late Friday afternoon to celebrate St. Patrick’s Day.
