HHCA General Condo Meeting – March 20, 2024

Call to Order at 7:00

Roll Call: Janet Sassano, Denise Healy, Steve Papp, Gloria Fitzgerald absent

Treasurer’s Report:    
Reserves       $  34,176.28
Checking       $  19,407.03
Savings         $  12,533.36
CD’s              $  36,644.67
Total              $102,761.24

Old Business – from February 2024
  • Gutters: Gutters were cleaned on March 12th.
  • Annual Inspections: Our annual inspections have been scheduled.  Reminder notices will be posted for the following two inspections: on April 8th, Induct will do maintenance on the duct work in the laundry rooms. The  laundry rooms will be closed until they finish.  Independent Alarm will check the fire alarms on April 18.  Inspections for the fire extinguishers, sprinkler system, trash compactor and the generator are scheduled or completed.
  • Tax Assessment: If your unit has not been assessed, call the number on the card you received.
  • Extermination: Heather House has two exterminating companies addressing our building.
New Business
  • Reminder: A friendly reminder, please wipe/clean up any spillage, (coffee, soda), you make.
  • State Inspection: Our 5-year inspection will be in June. More information will be forthcoming. Every unit is inspected by the state.
  • Pool: Steve has met with the pool maintenance company.  He stressed the importance of the “pool squad”, (formed last summer), for a successful pool season.
  • The following information is in response to resident’s inquiries’:
    • Who is in charge of pool maintenance – A pool company is responsible for keeping the pool properly maintained-providing appropriate chemicals, weekly cleaning and having a CPO, on staff to visit on a weekly basis.
    • Also relating to the pool — The pool committee can, with approval of the board, clarify/modify, the pool rules of conduct.
    • Odors in hallways — The odors, (from smoking), in the hallways is not a board issue.
    • Wilson will be consulted on the feasibility and steps required for HH to be a smoke free building.

April meeting:  Our next meeting will be on Wednesday, April 17th at 7:00 PM.
