HHCA General Condo Meeting – November 15, 2023

Old Business – from October 2023
• Drain Cleaning: Still waiting for a date from a new plumber to do the kitchen drains.
• Fresh Foam: The rugs on all three floors will be cleaned on Monday, November 20th.Reminder notices will be posted.
• Electrical Work: Urbano was here to clean and service the attic fans on Thursday, October 19th.
• Elections: Steve Papp and Denise Healy will start their three-year term in January, 2024.
• Attic Work: An explanation was read giving a summary of the attic. We had two companies respond. We are waiting for a proposal from one.
New Business
- Budget: HHCA’s accountant, Bill Rotella, presented information on the 2024 budget. The 2024 budget is attached along with the proposed condo fee increase. At the December meeting the budget will be voted on by residents. Bill Rotella asked us if he could give us his best advice going forward.
- He offered the following: the importance of having enough savings so we could finance any large expenses, (plumbing, boiler, paving), with the goal to finance everything ourselves rather than borrow from the bank and pay interest.
- Inflation has affected everyone.
- We are anticipating a 5% increase in our condo fees which does not even keep up with inflation which is about 8%.
- A resident asked about reserves. Bill said that $100,000 will get you nowhere today.
- A resident asked about Mike Neel returning to our building to do our drains.
- Based on the previous notice, we are working on retaining Neel Plumbing.
- It was mentioned that a petition be circulated and signed by residents to ask Mick Neel to stay on at Heather House.
- A first-floor resident was concerned about the cleaning of the drains going forward.
- Gutters: Gutter cleaning will occur within the next month or two.
- Update on Unit 42: Unit 42 sheriff sale took place on November 8th at Noon. It is now being listed with a realtor.
- Exterminator: We have scheduled our exterminator to come on a weekly basis.
- As stated in the By-Laws, pages 13 and page 51, the board may enter your unit with advance notice.
- Tammy Fitzpatrick stated that for the past 2-3 years the board has proactively addressed the extermination of mice. The exterminator is now coming more frequently.
- To take charge Tammy suggested that each unit be serviced/treated as recommended by Apex.
- If you would like any other services such as plugging holes, please reach out to Tammy and she will provide the vendor’s information.
- Tammy has been working with the board to figure out how to proceed to a commercial service.
- Tammy has asked three companies to submit estimates.
- To accomplish this task, we will need full cooperation from every resident.
- We will notify you when your floor will be done.
- Chalk Board: Gloria Fitzgerald recommended a board where you can list items for sale within the building. The board will hang on the first-floor stairwell wall.
- Change of Date for December Meeting: Our next meeting will be on Wednesday, December 13th at 7:00 PM.
