HHCA General Condo Meeting – October 2022

Call to Order at 7:04

Roll Call:  Dennis Bush, Lucy Macdonald, Janet Sassano, Denise Healy, and Steve Papp

Treasurer’s Report:
Reserves       $  50,217.15

Old Business – from September 2022

  • Drain cleaning: The quarterly kitchen drain cleaning was done on Friday, September 17th.  The next quarterly cleaning will be in December.
  • Tree Removal: The tree trunk on Kraft Avenue has been removed.  A replacement tree is being researched.
  • Landscaping: Four bushes were planted on the Rite Aid side of the building. A drainage system was placed in the corner, outside of Unit 3, to alleviate the water issue there.  Stones cover the area.
  • Rug Cleaning: Fresh Foam will clean the rugs on all three floors this Thursday, October 20th. Notices are on the doors and bulletin board.
  • Election: One open position for a three-year term to begin in January 2023. Petition applications were on the credenza.
  • Windows: The side windows were cleaned on September 21st.

New Business

  • Elections: There were no applications for the open position on the board, beginning January 2023. The Board will have 4 members in 2023.
  • Budget: The Board will present the 2023 budget at the November condo meeting.  The budget will be voted on at the December condo meeting.  Our treasurer mentioned that all utilities have shown a cost increase over last year.
  • Storage Units: The Haddon Township Fire Marshall has told us that all the storage units must be “neat and orderly.” We recommend that you use plastic bins to store material. Consider doing a fall cleaning of your storage unit.
  • Laundry Room Hours: Reminder, the laundry room hours are 8 AM to 9 PM. Residents should use the laundry room during these hours. After these hours, the laundry room doors may be locked.  Doors will be unlocked in the morning.
  • Soffit: Corner soffit on the north side Kraft Avenue is now scheduled for repair.
  • Gutters: Gutters will be done in mid to late November after the leaves have fallen.
  • Front Doors: Reminder, for security and aesthetic appearance, the front doors should always be kept closed.

Comments/Issues

    • Comment was made about packages being left in the mailroom lobby.
    • Resident asked about the plans for further pointing being done to the building.
    • Question was asked if trash room lights could be on a timer. No, due to safety concerns, lights must always be on.

Our next meeting will be on Wednesday, November 16th at 7:00 PM.
