HHCA General Condo Meeting – September 2021

Old Business – from June
- Mailboxes: Our new mailboxes were installed without any delay in mail delivery. All residents received new keys.
- Pool: Opening day for the pool was Saturday, May 29th. Each resident received a pool packet with necessary information for going to the pool. Steve Papp has been in charge of the caretaking of our pool. We thank him for his dedication, time and concern for making the pool a pleasant experience for all who use it.
- Meetings: Per our By-Laws, there were no meetings in July and August. However, one Odds and Ends was distributed each month, to maintain communication with our residents.
New Business
- Hurricane Ida: On the evening of Wednesday, September 1st, wind shear affected trees on the Rite Aid side of the building. Two trees were uprooted. Two more were damaged and were professionally removed. Wind blew off a portion of the entry column on the right, some soffits off the roof of third floor balconies and a section under the eaves on the right-side corner facing Cuthbert. Repairs have been completed on the column and one roof balcony. Our roofing service, DDS, will be here next week. The company who will grind the remaining tree roots has been contacted. Denise has been in contact with our insurance company. We were fortunate to have Sal’s tree removal company arrive on Thursday morning to handle tree damages. Bravo, our landscaping service, was also here on Thursday, cleaning up the debris spread all over the HH grounds.
- A resident’s letter: Janet said the board had received an unacceptable and misleading communication, from a resident. It was made available to those present with the name of the resident covered. Denise informed us that she had been contacted by the Board of Health. They had received two anonymous calls regarding mice and the frequency of using an exterminator at HH. On September 10th, Denise met and guided the Board of Health housing inspector to the four reported units, as well as all the rooms in the basement. The inspector summarized her comments to Denise by saying she was going to give Heather House an A+ score, did not know why it was ever reported and would close the case. She found Heather House of be clean and the grounds well-kept. There was a discussion by the residents including why/who selected those four units. Also, before contacting the Department of Health, call any HHCA board member. The consensus among the residents at the meeting was that call should never have been made by this anonymous resident. The board will handle residents’ legitimate concerns.
- Rug Cleaning: The 1st and 2nd floor rugs will be cleaned in October. Residents will be notified of the date.
- Pool: The last day for the pool is Sunday, September 19th. The cover should be put on that week. Residents can sit by the pool until the end of September, while the chairs are up. Steve said he will be tallying any monies owed for pool passes for visitors. Notices will go out, by September 22, to those who have a balance. Place your payment in the condo box by October 1st. Thank you.
- New residents: Welcome to Joan, unit 52, also Aga and Marek, unit 55.
- Board of Trustees Elections: There will be two 3-year term positions on the HHCA Board. Any owner wishing to be considered for the November election for a position on the Board of Directors must turn in their application to Denise Healy, Unit 08, or place it in the Suggestion/Condo box by Tuesday, October 12th. All candidates must have 5 signatures from other residents on the application form. The application form will be available in the lobby on October 1st.

- Janet read a note from the suggestion box from Roseanne and Kate Cain. It said that “the foyer/lobby looks beautiful. ” Another positive comment for our Decorating Committee.
- An anonymous note was also read. Steve emphasized the importance of putting your name or unit number on anything put in the suggestion box. This is the only way that the board can help you.
- Closing: The meeting ended with many positive, kind words about the Heather House including comments from two of our newer residents. They enjoy living in our well-maintained building. Also, when residents support and help each other, as the majority do at Heather House, that is a benefit to all.
