HHCA General Condo Meeting – September 20, 2023

Old Business – from June 2023
  • Roof Assessment Loan: Final payment, after 4 years, on the roof loan was June 24th.  The roof is now 5 years old.
  • Laundry Room: On Wednesday, June 14th the laundry room was closed for the installation of new washers and dryers by Caldwell and Gregory.  Residents received new laundry cards.  The laundry room will be locked every night at 9 PM, no exceptions, and will reopen by 8 AM.
New Business 
  • Drain Cleaning: Kitchen drain cleaning will be on Tuesday, September 26th.  Notices will be posted.
  • Fire Marshal Inspection: We passed our yearly inspection by the Fire Marshall.
  • Pool Closing: The pool is closed for the season.  Furniture will be put away in the coming weeks.
  • Fresh Foam: Fresh Foam cleaned/disinfected our trash chute and dumpsters on August 4th.  On November 14th, 2023 will be here to clean all the rugs in the building.
  • Elections: There will be two open positions for a three-year term and one for a two-year term. Applications for the Board will be available on the buffet in the lobby. Follow the directions on the application.   Board positions are determined by the entire elected Board.
  • Concerns: The following issues were discussed at the meeting.
    • Walt, Unit 50, questioned the status of Unit 42. Unit 42 in foreclosure.  Only the reserve mortgage company can get into the unit.  The Board has no control over any issue with the unit.
    • Michael, Unit 51, asked about vermin control. The Board is addressing the issue.
    • Concerns about the front doors being propped open during a move. New residents receive a letter from the Board regarding not propping open the doors.  Enforcement of this issue is not under the Board’s control.
    • Ventilation of the lobby, foyer and hallways was brought up. The Board will look into it and, at a later date, will respond.
    • Liz, unit 39, reported a constant odor in the 2nd floor hallway. The Board will work with Liz  on this issue.  She also asked about how capital improvements work and does Heather House have a wish list. Procedures on capital improvements was explained and that the Board does have a wish list.  She also asked about hallway vents.  This will be addressed.
    • Rosemarie, Unit 53, questioned the accountability of our minutes. We follow Roberts Rule of Order.
    • Liddy asked about how to handle smoke/cannabis smell in her condo. The Board responded that since Heather House is not a smoke-free building, this is an individual issue.  Charlie, Unit 7, asked how might we be able to get a pulse from the residents on having a smoke-free building.
  • We welcomed our new residents: Denise and Joseph, Unit 29, Susan, Unit 17 and Liz, Unit 39.
  • The procedure for having an issue addressed by the Board is to place your issue/idea/request in the suggestion/condo box in the lobby as explained by Gloria Fitzgerald.
  • Our next meeting will be on Wednesday, October 18th at 7:00 PM.
